from our weekly flyers sent out on the WVMLS.

I commend these agents for being proactive in trying to market their properties to the other agents. Free gift wrapping, bonuses and increased commission, wine and food, are all wonderful things, but here’s the deal…

there is too much inventory out there for the amount of buyers. Real estate is simple: supply and demand. Right now the supply grossly outweighs the demand. In a previous post, I talked about the closing rate of listings. Fewer and fewer listings are making it to closing and agents are trying all sorts of things to entice real estate agents to sell the home.

What you as a seller needs to know is that 84% of buyers look online for a home. They are often weeding out home without the help of a real estate agent. Buyers are savvier than ever before due to the incredible amount of information out there. Buyers realize that the 5% commission is built into the home price, and really don’t care about that. I can send listings with bonus’s to my clients until I am blue in the face, but if it isn’t what they want and it isn’t a GOOD DEAL, then forget it.

If you really want to sell your home in the current market conditions, price your home well, and make sure it is as perfect as possible. Check-in for my next blog on selling your home in the current real estate market.
