South Salem Oregon-New Construction Subdivisions
I was recently asked by a buyer about the availability of new construction in Salem. There are three main areas when new construction is occurring here in Salem: south, west, and north east Salem.
There are currently 165 new construction homes listed on the MLS for South Salem. There are more homes that are available as there are several For Sale By Builder as well. The current absorption rate for south Salem new construction is 8.5. We currently have a 19.4 month inventory of new construction homes down south.
There is quite a variety in price and quality available to home buyers. Some of the larger subdivisions that are going in are as follows:
Bailey Ridge- This is a Sandstrum subdivision located down south next to Illahe Hills Estates. Homes currently range in price from $359,900- $499,000. Phase I has mostly completed construction and phase II is just starting.
Bella Cresta is located down south off of Skyline Blvd and Davis Rd. Homes are expected to be luxury homes with the first one hitting the market at $850,000. Construction is just starting in this development. Some lots appear to be view lots.
Bramble Hills. A 35 home subdivision with home prices starting in the $260,000 range. Located in down south off of Barnes Rd.
Genesis is a subdivision located off south Commercial St and Robbins Lane. About 30-40% of the lots have homes or homes under construction at this time. Prices are in the low to mid $300,000 range.
Holiday Ranch Estates is located off of South Liberty Rd and Radiance. Various builders are located in this subdivision including Darrell Beam, Oleg Foksha, and Roth Built Homes, Inc.
Majestic View Estates is a smaller subdivision located on Mildred. These homes are built to suit.
Mildred Heights is located on Mildred. Construction is just starting in this subdivision.
Nottingham Woods is a Centex subdivision located on the corner of Kuebler and Battlecreek. Prices are currently topping out at $345,000.
Shamrock Woods II is a Pacific Construction subdivision located off Tullimoor, near Pringle Elementary School. Topping out at $364,900
Southern Heights Phases I and II are located on Mildred. This is a Lyndon Homes Development.
South Nottingham is another Centex subdivision that is located off of Baxter Rd.
Sunnyside Ridge is located down south on Sunnyside and Rees Hill. This is mostly smaller builders located in this subdivision. These homes tend to range in price from $350,000-$500,000.
Wallace Ridge Estates is located on Mildred. Lots are for sale and most are in the 6,000-8,000 square foot range.
Walnut Creek Estates is a 74 home subdivision located on Hinton and Holder. Lots are just going up for sale starting around $66,000.
Woodscape Green is located off of Baxter Rd and is home to the builders JR Loney, Sunco, and Bilyeu Homes. These homes are For Sale By Builder.
There is also continued construction at Illahe Hills, Creekside Estates, and Rock Ridge Estates.
