Absorption Rates and Inventories for the Salem Oregon Metro Area June 2008
Knowing how much inventory is on the market is an important statistic to know when considering the price of your home. These figures are for residential home sales.
The absorption rate is how fast homes are selling on a monthly basis. Inventory is how long it would take homes to sell at that rate.
Salem:
90 day absorption rate: 148
30 day absorption rate: 138
Inventory: 9.1 months
Keizer:
90 day absorption rate: 27.6
30 day absorption rate: 32
Inventory: 12.9 months
Silverton:
90 day absorption rate: 7
30 day absorption rate: 7
Inventory: 19.1 months
Stayton:
90 day absorption rate: 3
30 day absorption rate: 5
Inventory: 11.6 months
Aumsville:
90 day absorption rate: 5
30 day absorption rate: 4
Inventory: 7.8 months
Turner:
90 day absorption rate: 2
30 day absorption rate: 5
Inventory: 5.2 months
Jefferson:
90 day absorption rate: 4
30 day absorption rate: 5
Inventory: 5.2 months
Independence:
90 day absorption rate: 6
30 day absorption rate: 4
Inventory: 13.3 months
Monmouth:
90 day absorption rate: 4

Dallas:

Inventory: 11.1 months
Salem and Keizer inventories held steady since last month’s report. While the inventories are still high this is a good sign of stability.
Silverton continues to have high inventories and it jumped by 3 months since last month. Sellers in Silverton are going to have to be extra competitive.
Stayton saw a nice decline since last month, and Aumsville went up.
Turner and Jefferson had substantial drops. I wish I could tell you it was due to all of the sales occurring there, but it appears many sellers just took their homes off the market. The good news is that the current inventories place these two towns in a neutral market.
Independence saw a huge jump in inventory, while Dallas and Monmouth remained stable.
This month, only Turner and Jefferson are in neutral markets. All other areas continue to have a moderate to strong buyer’s market.
