Here is where our local markets currently stand. The real estate market data information has been gathered from the local WVMLS. Here is what is occurring in the city of Keizer Oregon

Average Sales price:


Well if you can’t tell these two lines apart that is okay. There has been little in the way of significant price change in Keizer, OR in the past year. Due to its lower cost of living than Portland, this area remains a solid bet for commuters. This has helped to keep prices in line.
What the current financial markets do to Keizer, will only be told by time, but this little town is holding its own in the world of real estate.

30 day Absorption Rate/Inventory:

Keizer has a current absorption rate of 25. This places the current Salem inventory at 8.4 months. If builders keep starts down nice and low, we might continue to see inventories drop in Keizer.

Home Sales Closed:


In the 3nd quarter this year, 85 homes closed on the market. That is down 20 % from the same time frame last year when 106 homes closed in the third quarter. Sales volume is still off, and with the current financial markets, I don’t see these numbers looking any better.
With the drop in inventory, the slower sales volume is fine. Balance is what we are looking for. Keizer is inching closer.

New Home Construction:


What the heck is this you ask? Keizer does not have a lot of new home sales so data is pretty much meaningless, but I wanted to show it to you anyway. What can I say…I had two mochas this morning!!
