Senior Living

Basketball hoops in the road for the local pickup game.   Skateboarders weaving all over.  Kids screaming and splashing in pools.  For some of you, living in a neighborhood where these things happen on a daily basis sounds undesirable.   I get that.  Sometimes I don’t want to be around my kids either.  The thought of altering my driver’s license to indicate that I am a senior sounds appealing sometimes particularly after the 3rd request to go to bed.   Think my kids would notice if I just moved out to someplace quiet?

I occasionally get requests for information about 55+ communities in the Salem area.  People coming from Florida and Arizona, where they are really popular, often struggle with our lack of planned senior communities here.  I think it’s because we have so many great neighborhoods that are diverse with families, seniors, couples, etc that people just end up buying what feels most like home to them.

If you are over 55, then you can consider one of the local 55+ communities. Now I’m not talking about retirement living that has a continuum of care, but neighborhoods that are just dedicated to seniors only.  In the Salem area we have a few of these communities, but they are not a large part of our real estate landscape here.  In Salem proper, Salemtowne is a community located in west Salem that has a golf course and club house.  All one level, the homes are moderately sized for minimal housekeeping and more golfing time. You can see homes for sale in Salemtowne here.

Senior Estates in Woodburn also surrounds a golf course and has a club house.  Potential buyers need to fill out an application packet and be approved for residence in this development.  You can see current Senior Estates homes for sale here.

In Dallas, Ceres Gleann is the 55+ community and is the newest of the communities in the area.  It was developed in the past few years so homes are more updated with modern upgrades as compared to Salemtowne or Senior Estates.  See homes for sale in this neighborhood.

If you decide to move into one of these communities and find yourself reminiscing about children running about just let me know. I’ll let you borrow mine for a couple of hours.  I’m really generous that way.   Just think of it as a part of my ongoing customer service to you.

Foxhaven Estates

“I need good highway access.”

Sometimes families move to Salem Oregon but one person commutes to another area.  They want to live down south, but want quick access to the highway in order to cut down commute times.  If that is the case for you, then Foxhaven Estates might be a possible choice for your real estate purchase.

Located off of Battlecreek Rd, Foxhaven is a mix of home sizes as well as one and two story homes.  Phase 1 of Foxhaven was started in the early 1980′s and the last phase was completed in the mid-1990′s.  The median home sales price in 2008 in Foxhaven Estates was $211,850 and they averaged 139 days on the market.  There currently is not a neighborhood park for this neighborhood, but there is one designated to be built that is adjacent to Lee Elementary.

Foxhaven Estates currently feeds into Lee Elementary , Judson Middle , and South Salem High Schools.  Remember that all boundaries are subject to change so check with the Salem-Keizer School district if schools are important to you.

Historic homes in the heart of the city

There are old home buyers and new home buyers.  For old home buyers, the Court-Chemeketa Historic District here in Salem Oregon has some gorgeous homes.

Located just off the downtown area, Court-Chemeketa is conviently located to coffee shops, grocery store, bistros, and has that “walkability factor” which many people desire.
View Court-Chemeketa Historic District in a larger map
A portion of the Historic District feeds into Bush Elementary and the other part Richmond Elementary  both schools feed into Leslie Middle School and South Salem High School.  Remember school boundaries can change so if this is important to you, call the school district for an up to date school boundary list.

The most important thing to remember about living in the Court-Chemeketa Historic District, is that it is a designated Historic District and as such special rules apply.  Some of the historic district sits in a flood plain and so flood insurance is required for some homes in order to obtain a loan.

Home prices vary greatly in this area depending on condition and size so averages are meaningless for this area. Not too mention, that there aren’t too many home sales in the area each year because this is not a high turnover area.  You can search for current Court-Chemeketa historic district listings, or call me for current listings.

Salem is fortunate to have a couple of Salemites working hard to post online local neighborhood history on the Discover Blog. If you want to learn about the history of a home, this is the blog for you.  If you are interested in old homes, they have written some very interesting posts about some of our local homes. Well worth checking out.
