Historic homes in the heart of the city

There are old home buyers and new home buyers.  For old home buyers, the Court-Chemeketa Historic District here in Salem Oregon has some gorgeous homes.

Located just off the downtown area, Court-Chemeketa is conviently located to coffee shops, grocery store, bistros, and has that “walkability factor” which many people desire.

A portion of the Historic District feeds into Bush Elementary and the other part Richmond Elementary  both schools feed into Leslie Middle School and South Salem High School.  Remember school boundaries can change so if this is important to you, call the school district for an up to date school boundary list.

The most important thing to remember about living in the Court-Chemeketa Historic District, is that it is a designated Historic District and as such special rules apply.  Some of the historic district sits in a flood plain and so flood insurance is required for some homes in order to obtain a loan.

Home prices vary greatly in this area depending on condition and size so averages are meaningless for this area. Not too mention, that there aren’t too many home sales in the area each year because this is not a high turnover area.  You can search for current Court-Chemeketa historic district listings, or call me for current listings.

Historic Englewood Homes in Salem Oregon

The neighborhood of Englewood actually has two sections. There is older Englewood and East Englewood. Both are commonly referred to as Englewood.

A centrally located neighborhood in Salem, Englewood is one of those “pockets” in the central area that is considered a desirable place to live. Sandwiched between Market Street and D Street, Englewood runs from about 14th to 22nd, and East Englewood runs from 23rd to around Park.
The only reason, I bring up the distinction, as they are all referred to as Englewood, is that East Englewood has newer more ranch style homes, where older Englewood has older cottage style homes. They both have their own distinct architecture. This blog today is about the old Englewood part of town.

The homes in older Englewood were built in the early 1900′s-about 1940 or so. As such their architecture is reflective of that time period. Smaller cottage style homes and bungalows make up most of the homes in this neighborhood. You will see the occasional four square or cape cod in the area as well.

What makes Englewood a nice place to live is it’s proximity to the downtown area. For state employees and those working in downtown, Englewood is only a few blocks away for easy access.

Englewood has one major park, Englewood Park. Located between 19th and 21st streets, the park has several options for users.

Older Englewood neighborhood feeds into Englewood Elementary School, Parrish Middle School, and North Salem High School. If schools are important to you, remember that boundaries are subject to change from year to year so verify schools.

WVMLS Market Data:
Approximately 12 homes sold in 2008 in the neighborhood with an average price of $144,320.  They averaged 94 DOM.

East Englewood Homes in Salem Oregon

I just wrote a post a couple of days about about old Englewood. I thought it best to talk about them separately, since they have very different architecture. East Englewood runs from 23rd to around Park and is made up of homes built in the 1950-1970 range.

East Englewood is made up mostly of ranch style homes. While the neighborhood is very stable, it doesn’t have the variety of architecture of older Englewood.
East Englewood neighborhood feeds into Hoover Elementary School, Parrish Middle School, and North Salem High School. If schools are important to you, remember that boundaries are subject to change from year to year so verify schools.
WVMLS Market Data:Approximately 10 homes sold in 2008) in the neighborhood with an average price of $173,490. They averaged 101 days on the market.
