“I need good highway access.”

Sometimes families move to Salem Oregon but one person commutes to another area.  They want to live down south, but want quick access to the highway in order to cut down commute times.  If that is the case for you, then Foxhaven Estates might be a possible choice for your real estate purchase.

Located off of Battlecreek Rd, Foxhaven is a mix of home sizes as well as one and two story homes.  Phase 1 of Foxhaven was started in the early 1980’s and the last phase was completed in the mid-1990’s.  The median home sales price in 2008 in Foxhaven Estates was $211,850 and they averaged 139 days on the market.  There currently is not a neighborhood park for this neighborhood, but there is one designated to be built that is adjacent to Lee Elementary.

Foxhaven Estates currently feeds into Lee Elementary , Judson Middle , and South Salem High Schools.  Remember that all boundaries are subject to change so check with the Salem-Keizer School district if schools are important to you.

There are old home buyers and new home buyers.  For old home buyers, the Court-Chemeketa Historic District here in Salem Oregon has some gorgeous homes.

Located just off the downtown area, Court-Chemeketa is conviently located to coffee shops, grocery store, bistros, and has that “walkability factor” which many people desire.

A portion of the Historic District feeds into Bush Elementary and the other part Richmond Elementary  both schools feed into Leslie Middle School and South Salem High School.  Remember school boundaries can change so if this is important to you, call the school district for an up to date school boundary list.

The most important thing to remember about living in the Court-Chemeketa Historic District, is that it is a designated Historic District and as such special rules apply.  Some of the historic district sits in a flood plain and so flood insurance is required for some homes in order to obtain a loan.

Home prices vary greatly in this area depending on condition and size so averages are meaningless for this area. Not too mention, that there aren’t too many home sales in the area each year because this is not a high turnover area.  You can search for current Court-Chemeketa historic district listings, or call me for current listings.

I know this is horrible, but for whatever reason whenever I hear this neighborhood’s name, I always think of toilet paper.  There is a brand called White Cloud, and for whatever insane reason I think of it when talking about Cloud 9…I think I need to work on a different association…

Now that you know my inner psychological disturbances here, I can tell you about the neighborhood which is quite nice. Really it is… The main street into the neighborhood is Berndt Hill which branches into the “cloud” themes such as Stratus, Heaven Way, Sunray, Cloud Dr, and Skyway. This area was mostly built in the late 1980’s-to early 1990’s so it is a fairly new area.  Homes are well maintained, and trees that were planted 20 years ago are starting to have some height them.

There really aren’t any negatives about this neighborhood with the exception of the water tank.  There is a blue water storage tank in the neighborhood that may bother some buyers who may consider it an eyesore.  Only a few homes look at the tank, and it does make for a quiet neighbor. The city does maintain the area around it to control weeds and such.

Cloud9/Berndt Hill is part of the Sunnyslope Neighborhood Association.  If you are looking to become involved in your local neighborhood attending these meetings is a great way to find out what is happening in your area.

Currently, this neighborhood feeds into Salem Heights Elementary, Crossler Middle School, and Sprague High School.

Now last year two homes sold in this area for an average of $312,450.  As of the time of this writing, there were 4 active listings on the MLS in this neighborhood.  This is a very stable neighborhood with residents staying for a long time.  As such, there are not typically a lot of homes for sale in the area.  If you are interested in this neighborhood, you can start your Cloud 9 Neighborhood home search here.

If you are looking for real estate in Salem Oregon and want to live in a stable neighborhood, Woodscape might be a good choice for you.  Now Woodscape is actually three separate sections, Woodscape, Woodscape Glen, and the newest part, Woodscape Green.  Homes in the original part of Woodscape were built in the 1970’s and have more contemporary architecture.  These homes are tucked into mini-forests as the builders/developers did a nice job of keeping trees on the property.  Now those trees are nice and large.  Woodscape Glen was built mostly in the late 1980’s-1990’s and these are well maintained homes.  The newest addition has many nice homes that are built by Sunco and JR Loney.

The neighborhood sits right next to Pringle Elementary school and the new Wes Bennet Park.  The park is well used in the summer as children climb over the new equipment at the park.  The neighborhood has flat streets so it is great for bike riders, joggers, and walkers.

The neighborhood feeds into Pringle Elementary, Judson Middle School, and South Salem High School.   Remember that school boundaries can change so please check them, if that is important to you.

The average sold home price for this neighborhood in 2008 was $352,107, the median $355,000, and the average DOM was 111 days.  A total of 7 homes sold in the neighborhood last year.    There  are currently 6 homes listed for sale in this neighborhood (at the time of this writing).  You can search for Woodscape area homes using the mapping feature of my homes search.

Tucked in down south in Salem Oregon is a 42 home neighborhood called Silver Hills.  It is one loop and the street is called Silver Hills Circle.

Lush landscaping and well maintained homes adorn the street.  The neighborhood does have CC&R’s , but no HOA fee.

Located in Sumpter, Judson, and Sprague school districts this little nook does not experience a lot of turnover.  Last year two homes sold for an average of $312, 450 and only 25 days on the market.  At the time of this writing there was only one home for sale in this subdivison.

Start your search for Silver Hills homes. Other similar neighborhoods are Woodscape and Skyline Village phase IV.

Mostly built in the 1970’s and 1980’s, the homes in Ironwood Estates are well maintained. One of the nice aspects of the neighborhood is that there is a variety of architecture within it’s confines. While it is mostly traditional styles, the variety makes it feel more neighborly.

Some of the attracting features of the neighborhood are the proximity to Sumpter Elementary School, Sumpter Park, and the tree lined streets. The tree lined streets…you need to know that the beautiful trees that line the streets in this neighborhood are cottonwood trees. Every summer, you get to experience a late “blizzard” in this neighborhood as the cottonwood trees lose their seeds.

This neighborhood belongs to the South Gateway Neighborhood Association, which is a very active assocation. If you are looking to become involved with your local neighborhood, Ironwood Estates might be a good choice for you.

Ironwood is a stable neighborhood. Homes tend to sell at a rate of one per month or so in this neighborhood. People live in this neighborhood for a long time.

According to the WVMLS in 2008, 12 homes sold in Ironwood Estates.  Homes averaged 100 Days on the market with an average sold price of $215,204.

As stated earlier, Sumpter Elementary School is centrally located in the neighborhood. Sumpter currently feeds into Judson Middle School and Sprague High School. Boundaries are subject to change so remember to double check them if important to you.

Located in Keizer, OR, McNary is a golf course community. As you enter on McNary Estates Drive, you will see the golf course off to the left along with the clubhouse.

The McNary Estates dues are an additional $208 per year.

The subdivision surrounds the golf course and you will see many golfers and golf carts cruising around the neighborhood.

Homes are well maintained and there are CC&R’s for the community.

McNary Estates is located in Keizer Elementary, Whiteaker Middle, and McNary High School Districts. As with all school districts boundaries are subject to change so verify school boundaries if this is important to you.

In 2008, 18 homes have sold at McNary Estates with an average of $347,272. They spend an average of 105 days on the market

That’s the HOA dues for Hidden Creek Estates each year. Not too bad. It is governed by an HOA and does have CC&R’s.

Located off River Rd in Keizer Oregon, Hidden Lakes is a community with well maintained homes. There are not typically a lot of homes on the market in this neighborhood.

With walking paths, a nearby park called Country Glen, and bridge access to Gubser Elementary, Hidden Lakes meets the needs of many types of homeowners. Hidden Creek Park is an undeveloped park in the area as well.

Hidden Lakes is part of the County Glen Neighborhood Association. It is not an active association currently, so this is a great opportunity for a member of this community to get involved.

The neighborhood of Englewood actually has two sections. There is older Englewood and East Englewood. Both are commonly referred to as Englewood.

The homes in older Englewood were built in the early 1900’s-about 1940 or so. As such their architecture is reflective of that time period. Smaller cottage style homes and bungalows make up most of the homes in this neighborhood. You will see the occasional four square or cape cod in the area as well.
