“I need good highway access.”

Sometimes families move to Salem Oregon but one person commutes to another area.  They want to live down south, but want quick access to the highway in order to cut down commute times.  If that is the case for you, then Foxhaven Estates might be a possible choice for your real estate purchase.

Located off of Battlecreek Rd, Foxhaven is a mix of home sizes as well as one and two story homes.  Phase 1 of Foxhaven was started in the early 1980′s and the last phase was completed in the mid-1990′s.  The median home sales price in 2008 in Foxhaven Estates was $211,850 and they averaged 139 days on the market.  There currently is not a neighborhood park for this neighborhood, but there is one designated to be built that is adjacent to Lee Elementary.

Foxhaven Estates currently feeds into Lee Elementary , Judson Middle , and South Salem High Schools.  Remember that all boundaries are subject to change so check with the Salem-Keizer School district if schools are important to you.

Cloud 9 Village/Berndt Hill Neighborhood in Salem Oregon

I know this is horrible, but for whatever reason whenever I hear this neighborhood’s name, I always think of toilet paper.  There is a brand called White Cloud, and for whatever insane reason I think of it when talking about Cloud 9…I think I need to work on a different association…

Now that you know my inner psychological disturbances here, I can tell you about the neighborhood which is quite nice. Really it is… The main street into the neighborhood is Berndt Hill which branches into the “cloud” themes such as Stratus, Heaven Way, Sunray, Cloud Dr, and Skyway. This area was mostly built in the late 1980′s-to early 1990′s so it is a fairly new area.  Homes are well maintained, and trees that were planted 20 years ago are starting to have some height them.

There really aren’t any negatives about this neighborhood with the exception of the water tank.  There is a blue water storage tank in the neighborhood that may bother some buyers who may consider it an eyesore.  Only a few homes look at the tank, and it does make for a quiet neighbor. The city does maintain the area around it to control weeds and such.

Cloud9/Berndt Hill is part of the Sunnyslope Neighborhood Association.  If you are looking to become involved in your local neighborhood attending these meetings is a great way to find out what is happening in your area.

Currently, this neighborhood feeds into Salem Heights Elementary, Crossler Middle School, and Sprague High School.

Now last year two homes sold in this area for an average of $312,450.  As of the time of this writing, there were 4 active listings on the MLS in this neighborhood.  This is a very stable neighborhood with residents staying for a long time.  As such, there are not typically a lot of homes for sale in the area.  If you are interested in this neighborhood, you can start your Cloud 9 Neighborhood home search here.

Woodscape Neighborhood in Salem Oregon

If you are looking for real estate in Salem Oregon and want to live in a stable neighborhood, Woodscape might be a good choice for you.  Now Woodscape is actually three separate sections, Woodscape, Woodscape Glen, and the newest part, Woodscape Green.  Homes in the original part of Woodscape were built in the 1970′s and have more contemporary architecture.  These homes are tucked into mini-forests as the builders/developers did a nice job of keeping trees on the property.  Now those trees are nice and large.  Woodscape Glen was built mostly in the late 1980′s-1990′s and these are well maintained homes.  The newest addition has many nice homes that are built by Sunco and JR Loney.

The neighborhood sits right next to Pringle Elementary school and the new Wes Bennet Park.  The park is well used in the summer as children climb over the new equipment at the park.  The neighborhood has flat streets so it is great for bike riders, joggers, and walkers.

The neighborhood feeds into Pringle Elementary, Judson Middle School, and South Salem High School.   Remember that school boundaries can change so please check them, if that is important to you.

The average sold home price for this neighborhood in 2008 was $352,107, the median $355,000, and the average DOM was 111 days.  A total of 7 homes sold in the neighborhood last year.    There  are currently 6 homes listed for sale in this neighborhood (at the time of this writing).  You can search for Woodscape area homes using the mapping feature of my homes search.
