Basketball hoops in the road for the local pickup game. Skateboarders weaving all over. Kids screaming and splashing in pools. For some of you, living in a neighborhood where these things happen on a daily basis sounds undesirable. I get that. Sometimes I don’t want to be around my kids either. The thought of altering my driver’s license to indicate that I am a senior sounds appealing sometimes particularly after the 3rd request to go to bed. Think my kids would notice if I just moved out to someplace quiet?
I occasionally get requests for information about 55+ communities in the Salem area. People coming from Florida and Arizona, where they are really popular, often struggle with our lack of planned senior communities here. I think it’s because we have so many great neighborhoods that are diverse with families, seniors, couples, etc that people just end up buying what feels most like home to them.
If you are over 55, then you can consider one of the local 55+ communities. Now I’m not talking about retirement living that has a continuum of care, but neighborhoods that are just dedicated to seniors only. In the Salem area we have a few of these communities, but they are not a large part of our real estate landscape here. In Salem proper, Salemtowne is a community located in west Salem that has a golf course and club house. All one level, the homes are moderately sized for minimal housekeeping and more golfing time. Senior Estates in Woodburn also surrounds a golf course and has a club house. Potential buyers need to fill out an application packet and be approved for residence in this development. You can see current Senior Estates homes for sale here.
In Dallas, Ceres Gleann is the 55+ community and is the newest of the communities in the area. It was developed in the past few years so homes are more updated with modern upgrades as compared to Salemtowne or Senior Estates. See homes for sale in this neighborhood.

There are several newer subdivisions of homes out in West Salem Oregon from West Meadows Estates to Woodhaven Estates to Deer Ridge Estates. Deer Ridge Estates was developed in the late 1990′s and early 2000′s as there were several phases to the subdivision.
Deer Ridge Estates is located off of Glen Creek Rd out West. You’ll know you are in Deer Ridge Estates intertwines with Woodhaven Estates, but you will know the difference by the street names. Woodhaven streets are named after presidents and Deer Ridge Estates is named after well…deer sounding names. Streets are Whitetail, Sitka Deer, Deerwind, etc.
Deer Ridge Estates is a non-HOA neigbhorhood unlike its counterpart Woodhaven Estates, but it still has CC&R’s.
Deer Ridge Estates is part of the West Salem Neighborhood Association. If you are looking to become involved in your local neighborhood attending these meetings is a great way to find out what is happening in your area.
Now last year 15 homes sold in this area for an average of $236,782 and they averaged 145 days on the market. As of the time of this writing, there were 14 active listings on the MLS in this neighborhood. As the housing market started to heat up in 2004, a new subdivision was underway in West Salem: West Meadows Estates. A huge subdivision of homes located behind the new West Salem High school, this new subdivision has it all…beautiful homes, close to schools, and a nice community feel.
Like most new subdivision, West Meadows Estates is governed by and HOA and has Covenant, Conditions, and Restrictions. If you don’t want to have to follow the rules of a community, then this is probably not the place for you.
West Meadows estates is located off of Glen Creek Rd in West Salem. Titan is the main street though the subdivision. If you take Wallace Rd, make a left on Glen Creek. After you pass Doaks Ferry, you will see this subdivision on your right hand side.

West Meadows Estates is located in the Chapman Hill , Walker , and West Salem High school districts. West Salem high school is located just at the intersection of Titan and Orchard Heights. As with all schools boundaries are subject to change, so verify school boundaries if that is important to you.
In 2008, 18 homes sold in this subdivision, two of which were foreclosures. The average home price for this subdivision was $359,124 which was a 9% decline since 2007 prices.
